Core Five’s 21 for 21 Project 10 The Broadway for Northacre
The Broadway, for Northacre is a mixed use development situated on the site of the former home of the Metropolitan Police, “New Scotland Yard”. The project involves the demolition of the existing 1960’s building, the addition of two additional basement levels and construction of a collection of six residential towers of up to 20 storeys atop two office podium buildings and new public realm to the surrounding area.
Through assessment and continuous engagement with the contracting market Core Five were able implement a unique procurement strategy which was tailor made to the client’s requirements, subsequently securing over 70% of the value of the main contract at contract execution. Core Five were also able to secure over £40 million of value engineering savings pre-contract through design scrutiny, and design and specification benchmarking during design development.
MMC and prefabrication were heavily utilised on the Broadway. Through facilitating early market engagement of key members of the supply chain, Core Five were able to assist the design team to ensure key elements of the design-maintained flexibility to efficiently exploit offsite fabrication.
We look forward to pushing towards completion of this 850,00sqft development over the course of the next year.

1) Core Five have utilised BIM extensively to ensure cost estimating accuracy precontract on this complex and challenging project and have integrated BIM as part of the innovative valuation strategy in place post contract.
2) The project’s main contractor, Multiplex, is using 100% renewable energy for the works at the Broadway site.
