Core Five’s 21 for 21 Project 13 – 2 Finsbury Avenue for British Land

2 Finsbury Avenue is part of British Land’s Broadgate Regeneration, raising the bar for the next generation of low carbon and forward-thinking offices across London and the wider world. The scheme, designed by Danish Architects 3XN, has completed Stage 2 design and has recently been submitted for planning approval. It is due to commence on site in 2022 and completion is forecast for 2026. The 1,148,000sqft (GIA) building is replacing the existing 230,000sqft Arup-designed building on the site.

The building comprises of circa 675,000sqft of high-quality office space in a 2 Tower and Podium scheme of 38, 23 and 13 storeys, respectively, with retail at GF and an Amenity offering at G-2.  It has extensive external space, including a high-quality Wintergarden and several terraces.

There are 4 levels of basement (inc a Mezzanine), a decentralised plant strategy for ventilation, and the CAT A is based on Exposed Services with underfloor ventilation.

2 Finsbury Avenue is leading the sustainable agenda exploring new innovative ways to reduce the embodied carbon during construction. The brief is to achieve Net Zero Carbon in construction and operation as well as BREEAM ‘Outstanding’ certification, plus include a number of forward-thinking environmental initiatives.

To ensure flexibility for current and future needs, the offices have been co-designed with behavioural scientists GXN who have incorporated design ideas to generate healthy, green areas and terraces so it is a building of the future.

The brief is to design a “Building like no other” and 2FA most certainly lives up to its name!
