Cornwall Road is a new residential Build to Rent (BTR) led mixed use low/mid rise development ranging 10 to 13 storeys in height. The project will be constructed in 2 phases, which is with some affordable units and other use (Old Vic rehearsal studio, CAT A office). The site currently consists of four buildings, two of which accommodate protected tenants. Two existing buildings will be demolished for construction of Phase 1 (10 storey) – 51 units at the Southern side of site. Once Phase 1 is complete and protected tenants relocated to Phase 1, Phase 2 will commence. Phase 2 (13 storey) includes remaining 164 units, a landscaped podium and annex building accommodating sprinkler tank at the Northern side of the site
Key Project Features
- The highly symmetrical building is “U” shaped split into two side blocks and one central block. In the centre of the “U” is a single storey podium, with landscaped gardens at first floor and car and cycle parking
- A challenging aspect of this project is that it will be delivered over two phases, and is split into four blocks which are structurally independent. Both phases will be delivered by the same main contractor which, the first phase will deliver one block in isolation, with the second phase and remaining blocks to follow directly after.
- An interesting feature of the building is the handset brickwork, complimented by precast surrounds framing the windows, Schuco windows and sliding doors to all units, ASHPs and ambient loop.
Core Five Added Value
- We have developed and led the procurement strategy for this phased scheme under a single contract whilst maximising best value
- Due to project constraints, phase 2 cannot commence without the completion of phase 1 which has brought challenges and has required a hybrid procurement approach. Given the phasing constraint we secured with the project team an optimum Stage 4a contract sum with a main contractor including fixed lump sum for Phase 1 and fixed main contractor’s preliminaries and on-costs with an innovative procurement mechanism to deliver Phase 2 following practical completion of Phase 1 within an agreed not to exceed target trade packages provisional sums for Phase 2
- Demolition and enabling works were also procured for Phase 1 works in advance of the main contract works which reduced the ground risks
