The building has been extensively refurbished to modernise the vacant floor space and provide a stunning new reception, café, fitness studio, meeting rooms and conference facility, covering 13,000ft² of internal space.
In a forward-thinking approach, the Client reduced the number of tenant spaces by converting the entire ground floor to communal amenities. The project scope included the strip of the ground floor areas with the subsequent refurbishment of reception, lobby areas, café, meeting and multi-function rooms, basement storage as well as orks to the front and rear envelope works.
A full revamp of the ground floor accomodation has transformed the space, with new amenities inclunding generous break-out spaces, new large reception area, open-plan café/business lounge, meeting and conference rooms, fitness studio with locker and shower facilities and extensive bicycle stores.
Core Five joined the team in order to work with the landlord, project manager and designers to ensure that all requirements were negotiated with the selected contractor. Where this was not possible Core Five worked with the team to develop alternative specifications that achieved the requirements within the agreed budget.
Core Five worked alongside the project team to incorporate all opportunities to ensure that the final account was negotiated within the budget.
The project was also delivered in an operational environment so all requirements of the landlord and occupiers were carefully considered and incorporated. In addition to this the
scheme was delivered during the Covid-19 pandemic and all health and safety requirements were adhered to in respect of the works and operational environment.
Core Five supported the interface between main contractor and catering contractor to ensure all requirements were captured, procured and delivered successfully. This is crucial when delivering first class amenity for tenants.
