As part of this joint venture project, Hines (Landlord) partnered with X+Why to refurbish 4 floors of 6 Brindley Place, Birmingham to provide fully serviced flexible office accommodation.
Representing X+Why’s first scheme outside of London, the intention was to help meet the growing demand for flexible workspace in the Midlands, along with existing tenants at Brindley Place by providing c. 40,000ft² of space.
Dedicated areas for private calls and phone booths have been built into the design, along with collaborative working areas, communal lounge facilities and meeting spaces which are available for use for businesses based within the wider estate.
Emphasis was also placed on Amenity and Wellbeing spaces including; mother & baby room, wellness rooms for yoga and Peloton, showers, changing rooms, bike stores and food and beverage facilities.
The project also placed significant emphasis on sustainability, using green materials and energy saving techniques, with more than one plant per person within the space. The project achieved a SKA Gold accreditation utilising upcycled materials to ensure fixtures and fittings met the highest of environmental standards.
Core Five were delighted to provide Cost Consultancy (Quantity Surveying) and Employer’s Agent services for this project which has recently completed.
We acted as Cost Consultancy (Quantity Surveyor) and Employer’s Agent on this fast-paced project, managing the interface between landlord, workspace provider and main contractor to ensure all requirements were captured, procured and delivered successfully and that the completion date was met to align with incoming tenant deadlines.
We also worked closely with X+Why to manage their Client directs packages, liaising with the contractor to ensure all works were co-ordinated and delivered efficiently.
