A significant redevelopment and extension of one of the West End’s landmark sites. Situated beside Oxford Circus, the existing 1960s-built, 21-storey modernist tower will be partially retained, with over half of the structure, including the basement and tower preserved. The scheme introduces a new seven-storey mixed-use building fronting Oxford Street, designed to accommodate a mixture of retail, food and beverage, cultural, and destination spaces.
The project is aiming for BREEAM Outstanding certification and an EPC Rating of A, with an ambitious embodied carbon target of 550kgCO₂e/m².
Key Project Feature:
- A complex, phased demolition strategy in a highly congested area
- An innovative vaulted slab system designed to use approximately 30% less concrete than a comparable PT flat slab
- Complex strengthening and repair works to existing tower
- New high-quality Portland stone façade
Core Five Added Value:
- Extensive market engagement on bespoke elements, including vaulted dome slabs and premium façades, which provided the client and design team real-time cost data on these key elements
- Successfully collaborated on comprehensive cost and area retention studies to achieve the client’s 50% retention objective
- Conducted extensive cost and carbon optioneering studies to support informed decision-making throughout all key project stages
