Cambridge House is a 102 key luxury hotel centred around a Grade I Listed mansion. Situated in a prime Mayfair position, backing onto Shepherd’s Market off Piccadilly, the hotel offers high-end bars and restaurants, spa facilities, and super prime private residences.
Key Project Features
- Works include creating an additional c.+80,000sqft of basement area ranging from 1, 4 and 5 levels deep
- The Piccadilly tube line runs under the site, and due to the value of the guestroom and residences, extensive acoustic isolation works were required in order for the vibrations, and subsequent noise, to limit travelling through the structure. The existing building was ‘jacked’ in order for the acoustic bearings to be installed
- There is also a complex internal facade retention system that links to the listed staircase that was also to be retained and propped during the basement works
- Includes a Private Members club (F&B, spa and gym facilities)
Core Five Added Value
- Separate early, enabling and main works contracts were procured to ensure there was appropriate contractor preliminaries for each of the contracts
- Clear management of budgets and transfers between various contracts especially as heritage works were brought forward from the main works into the enabling works for efficiencies
- 78% cost certainty at contract sum agreement
- Procurement advice and management to enable a managed risk approach whilst maintaining project timescales
