Grand Union House is a low carbon, high quality and high tech office scheme in Camden that responds to the changes in workstyles and occupier requirements accelerated by COVID-19. The scheme adapts and re-uses the existing basement and concrete frame to provide six storeys of high quality workspace, with three commercial units at the base and six new on-site affordable homes.
Key Project Features
- Building design prioritises health and wellbeing – mixed mode ventilation, extensive terraces and landscaping inside and out, and smart technology
- Re-use of existing concrete frame – minimising embodied carbon and waste
- CLT slabs for new floor areas – minimising embodied carbon and reducing the additional load on the existing foundations
- Important third party interface with adjacent Sainsbury’s store and basement
Core Five Added Value
- Our extensive cost library meant we could accurately model different use cases at feasibility stage, enabling various scenarios to be modelled and the optimum scheme to be arrived at iteratively with the team
- In particular our specialism in innovative offices allowed accurate costs to be made at early stages for the project’s characteristic features
- Worked closely with supply chain to market test key elements at early stages
- Ongoing VE through design development process
