Citypoint is a 36-story landmark tower in the Moorgate area adjacent to the Barbican estate. It is located on Ropemaker Street on the northern fringe of the City of London.
The main project works comprised of both main plant and control system replacement, where associated critical Landlord systems and plant had reached their “end-of-life” and had to be replaced or overhauled. The building had to remain fully occupied and operational during all planned works and it was therefore imperative that the multi-tenant spaces had continuity of business.
Every project does have it’s own challenges and for the Citypoint building it was to maintain the operational building services throughout the plant replacement and system changeovers. The building was effectively in 24 hour operation due to several international tenants working across global time zones.
The project was a complete success due to the meticulous planning and a drive for engineering excellence.
Core Five Added Value:
- During initial planning stages, we utilised our engineering capabilities whilst working closely with AECOM’s M&E Engineers and Brookfield’s FM team to determine a fully defined scope of works in line with the building’s planned and on-going maintenance regime.
- As part of this process, we also included and undertook various Life Cycle studies on the selected plant to underline and highlight key areas of concentration for the replacement strategy.
- We monitored cost implications during the pre-contract phases and advised on budgets to meet the Client and FM teams requirements including possible re-distribution or diversion of budgets to include possible additional scope items and provided detailed value engineering opportunities for consideration.
- We provided advice on procurement, tendering and contractual procedures to the Client, whilst prioritising the available design information from the outset.
