When undertaking BREEAM and HQM assessments, in order to achieve a rating of Excellent or Outstanding, a high proportion of all the credits available need to be considered and or taken. 3-4 credits are available by undertaking Stage 2 and Stage 4 Life Cycle Costings. Core Five are pleased to offer this as an additional service either as a whole or part thereafter.
Elemental Life Cycle Cost – Stage 2 – 2 credits
- Covers entire asset
- Carried out at RIBA Stage 2, in line with the ‘Standardised method of life cycle costing for construction procurement’ PD 156865:20081
- Includes an indication of future replacement costs over 20, 30, 50 or 60 years
- Used to demonstrate how LCC has influenced Services Consultants design
Component Level Life Cycle Cost – Stage 4 – 1 credit
- Covers component level appraisal
- Carried out at RIBA Stage 4, in line with PD 156865:2008
- Not just MEP – includes Envelope, Services, Finishes, External spaces
- Used to demonstrate how LCC has influenced Services Consultants design
- Aims to minimise LCC and maximise critical value
Elemental Life Cycle Cost – Stage 4 – 1 credit
- Report on the capital cost for the building in pounds per square metre (£k/m²)
- Utilises BREEAM Assessment Scoring and Reporting tool, Assessment Issue Scoring tab, Management section
